Why Broadbench?
High-street lenders often don’t understand non-PAYE income. We work directly with specialist underwriters who do.
Transparency of fees:
We charge a flat £500 mortgage advice fee, split into two stages:
- £100 on Agreement in Principle
- £400 on application
If your mortgage doesn’t go ahead, this fee is non-refundable.

Small Print / Client Agreement
This is our standard client agreement, which governs the provision of our services. It sets out how we act, your rights, our obligations, and the basis on which any fees or commissions apply.
Scope of Service & Initial Consultation
Broadbench Limited is authorised to advise on mortgages and non-investment protection insurance.
- We are authorised and regulated by the Financial Conduct Authority (FCA), 12 Endeavour Square, Stratford, London, E20 1JN. www.fca.org.uk. Our firm reference number is 07491324.
- You can check our details on the Financial Services Register by visiting the FCA’s website fca.org.uk/firms/systems-reporting/register or by contacting the FCA on 0800 111 6768.
- We offer you a free initial discussion (up to one hour) during which we explain our services and payment options. If you decide to proceed, we will inform you in writing whether a fee applies.
- Advice and recommendations will only be given after assessing your financial circumstances, objectives, risk tolerance, and any restrictions you place on product types.
Anti-Money Laundering / Identity Verification
We are obliged to put in place controls to prevent our business from being used for money laundering and other forms of financial crime.
We will verify your identity before undertaking any business with you. To do this, we may use electronic identity verification systems, and we may conduct these checks from time to time throughout our relationship, not just at the beginning. The check may leave a ‘footprint’ on your credit file, but it will not affect your credit rating.
Recording Communications
Telephone or video calls may be recorded or monitored to ensure instructions are followed properly, to improve service quality, and for security.
Recordings are retained for 7 years and can be made available to you on request.

We have a complaints procedure and we can provide further details on request. If you do have a complaint, and you are not happy with our response, the Financial Ombudsman Service (FOS) may be able to help. The FOS settles disputes between financial services business and their customer.

Consumer buy-to-let mortgages
Where you take out a consumer buy-to-let mortgage, if you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service (FOS). Business buy-to-let mortgages
Where you take out a buy-to-let mortgage, if you cannot settle your complaint with us, you will not be entitled to refer it to the Financial Ombudsman Service.
Additional peace of mind
The Financial Services Compensation Scheme (FSCS) is the UK’s statutory compensation fund for customers of authorised financial services firms who are unable to pay claims against them, usually because they have gone out of business.
You may be able to claim compensation from the FSCS if we cannot meet our obligations. The amount of compensation available will depend on the type of business and the circumstances of the claim. We can provide more specific information on request, but as a guide:
Mortgages
Eligible claims related to advising and arranging are covered for 100% of a claim up to a maximum limit of £85,000 per person per firm
Insurance
In the majority of cases, eligible claims related to advising and arranging of protection products are covered for either 90% or 100% of the claim, without any upper limit

Mortgages
Buy-to-Let Mortgages
We advise on consumer and business buy-to-let mortgages.
Please note: buy-to-let mortgage advice is not regulated by the FCA.
Remortgages & Product Transfers
We monitor market rates and may recommend switching to lower rates before your mortgage completes but this is not guaranteed, as it depends on lender policies, timing, and process constraints.
Mortgage Products & Fees
We operate across the whole intermediary mortgage market (business and non-business, first and second charge).
- Our mortgage advice fee is £500, payable in stages: £100 at AIP (Agreement in Principle) and £400 at full application.
- If your mortgage does not proceed, the £100 AIP fee is non-refundable.
- We may also receive commission from lenders. You have the right to ask for commission levels before proceeding.
- A Key Facts Illustration (KFI) or European Standardised Information Sheet (ESIS) will disclose all fees before you commit.
Direct Mortgage Deals & Market Scope
We only advise on mortgage products offered to intermediaries (i.e. via brokers). Some direct-to-consumer products may not be available to us.
Alternative Finance Options
If you seek additional borrowing secured against a mortgaged property, there may be alternative routes (e.g. further advance, second charge, unsecured loan). We will discuss these if relevant.

Protection / Insurance Products
We advise on non-investment protection products (e.g. term assurance, income protection, critical illness).
Our advice is based on a fair analysis of the market, and we recommend from a range of insurers.
We are remunerated by commission from providers; you pay no direct fee for such advice.
We will disclose any commission amounts before proceeding.

Recommendations, Disclosures & Your Rights
- We will confirm to you in writing the basis of our recommendations (our suitability report). We will also provide you with a European Standardised Information Sheet (ESIS) Key Facts Illustration (KFI) which give a description of the costs and features of the mortgage / product that we are recommending.
- You may ask us to provide you with additional KFIs or ESISs for any mortgage / product for which you are eligible.
- We collect, store and process your personal data to manage your quote and application, in accordance with our Privacy Policy.
- We share data with third parties only as needed to place your product (e.g. lenders, insurers).
- Our client portal is encrypted and protected by two-factor authentication.
- You have the right to access, correct or delete your personal data. To do so, contact us at [email protected] or via our postal address.
- If a conflict of interest arises, we will disclose it and obtain your consent before proceeding.
- We may communicate by phone, email, post or in person. In some cases, we may ask you to confirm instructions in writing.
- All communications are in English.

Termination, Cancellation & Product Rights
- This agreement begins on the date of issue and continues until terminated.
- You or we may terminate at any time, in writing, without penalty.
- Termination does not affect any business already underway those will be completed under these terms.
- You are liable for fees or services provided up to termination.
- Product-specific cancellation rights, minimum durations or penalties will be disclosed in product documentation.
- Generally:
- Life, protection or payment protection policies: 30-day cancellation rights
- Other policies: 14-day cancellation rights
- Note: No cancellation right exists for mortgage contracts once the mortgage is completed.

Client Money
We are not permitted to handle client money and cannot accept cheques made out to us (unless we have issued you an invoice).
Governing Law & Jurisdiction
This agreement is governed by English law and subject to the non-exclusive jurisdiction of the English courts.
Legal / Accounting Advice
We are not qualified to provide legal or accounting advice or to prepare any legal or accounting documents. This means that the onus is on you to refer any point of law or accountancy that may arise during the course of discussions with us, to a solicitor or accountant.

Duty to Provide Accurate Information
Insurance / protection cover is based on the information you provide. You must take reasonable care to answer questions accurately and promptly update any changes.
Failure to disclose material facts may invalidate cover or lead to claim refusal.

Conflict of interests
Although we will always try to act in your best interests there may be situations where we or one of our other customers, has some form of interest in the business being transacted for you. If this happens or we become aware that our interests, or those of one of our other customer conflicts with your own interests, we will write to you and ask for your consent to proceed before we carry out any business for you. We will also let you know the steps we will take to make sure you are treated fairly.
We have a conflicts of interest policy. If you want to see a copy of it, please ask us.

Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales. Disputes arising here from shall be exclusively subject to the jurisdiction of the courts of England and Wales.

Your Consent & Acceptance
By accepting this agreement, you confirm your consent to data transfer, contact by Broadbench (telephone, SMS, WhatsApp, email, post), and that you have read and understood these terms.
